Our mortgage tree surveys
It’s common for mortgage lenders to request a tree report, especially if there are mature trees close to a property. The goal of a mortgage tree survey is to assess whether the tree may pose a future risk to the structure and/or safety of its inhabitants.
To give you peace of mind, we’ll assess:
- The tree’s species, age, and size
- How close the tree is to the building
- The likely type of soil in the locality of the tree and property
- The tree’s condition
- Current or potential impacts of the tree on the structure
We’re all about no-fuss, no-frills here at The Tree Fella. With this in mind, our reports are comprehensive, clear, factual, and 100% designed to satisfy any lender’s requirements.

“Excellent prompt and professional service at a very realistic price. Couldn’t fault anything.”

Assessments for subsidence caused by trees
Subsidence is the downward movement of the ground, which can cause a building’s foundations to sink and its structure to get damaged. It can sometimes be caused by trees.
Tree species like willow, oak, and poplar, in particular, require a lot of water to thrive, and this can have a knock-on effect on the moisture levels (and therefore stability) within any shrinkable, usually clay-rich, soil beneath. When the soil dries, it contracts and this change in volume can then cause a building’s foundations to become move a little or destabilise.
First you need to get a Structural Engineer to provide a report showing that your home is being affected by subsidence and mostly likely cause by the a tree / trees close by.
Then give us a call and we can help find out which trees are most likely and supply you a report.
Our Arboricultural consultants will:
- Identify trees requiring a lot of water near the property
- Analyse the depth of the property’s foundations, where this information is provided, and the local soil type
- Document any evidence of ground movement or cracking
- Calculate the distance between the trees and your property
- Check for signs of potential soil shrinkage or heave (upwards movement)
- Take environment conditions, drainage, and weather into account

Assessments for tree damage to property
Sometimes it’s all about what happens above the ground. Trees are mighty at the best of times, and in an urban environment can sometimes get a bit too big for the space they’re in, causing damage to properties in several ways.
Overhanging branches, invasive roots, and excessive leaf shedding all have the potential to damage…
- Brickwork
- Exterior finishes
- Windows
- Roof tiles
- Gutters
- Driveways
- Underground pipes
Trust us — we’ve seen it all. You may not think that a beautiful tree could ever cause such severe damage, but it does happen.
We’ll assess your property and note down the following in a comprehensive report:
- the risk of subsidence in respect of all trees and shrubs within the potential distance of influencing building structures at the above site, regardless of ownership of the trees and shrubs
- the risk of subsidence for adjacent properties in respect of trees and shrubs growing within the above site
- the risk of direct damage (by contact) to existing structures excluding drains
- the health, condition, and safety of the trees/shrubs within influencing distance on the site
- Recommendations on the immediate and future management and relevant tree services in the North East, based on our assessment and our experience as arboriculturists
What will you receive from us after your tree risk assessment or survey?
We know that mortgages are not something to mess about with. We’ll stick in our lane with the trees, thank you very much!
With this in mind, we’ll always leave you with a clear and professional tree risk report tailored to your specific mortgage or insurance requirements. As standard, our reports include:
- Observations for each tree inspected
- Severity and risk ratings based on the likelihood of damage
- Recommended actions (like tree pruning or tree removal)
- Recommended maintenance timelines
- A breakdown of immediate issues vs. potential future risk
- Relevant photographs and tree locations shown on a map
As you can see, we don’t beat around the bush. We’re well-equipped to provide you with a document that you and your lender will understand.

“Great work extremely professional and friendly team.”
